Stay away from most virtual wholesalers, they just lock up deals that...aren't really deals.

In all aspects of customer service people want to talk to people not machines.  

If the repair is due to damage or misuse by the tenant, they pay.If the repair is due to normal wear and tear or age of the machine, I pay.

I agree with virtually every post:if you are paying retail without a value add, buying does not make sense for a 2 year occupancy. 

First, treat tenants like the customers (and humans) they are, not like money machines that sole purpose is to  pay  down your mortgage.

You will literally be building a marketing and sales machine to sift through as many leads as needed to find those incredible deals with enough margin in them.Wholesale is one of the most active real estate business out there, so keep in mind that you're building a business and treat it that way.

If you plan to scale your rental business, you can then turn this number and email over to someone else (like a virtual assistant) to handle these things for you.  

If you plan on taking out leverage your cashflow is going to virtually $0 in my opinion as an AC or any major repair would wipe out years off cashflow.
