He was not pleasant to the builder and caused problems and I'm sure that is why he had so many problems with his house-stairs built too far from the wall and other 'oversights' from the builder.Talk the the builder and tell them you want to know what their plans and timeline are as the contract says your house is to be completed by the end of April. 

From the OTA's point of view, your listing is good enough to get clicked on, but something about it (maybe the rates, pictures, copy, availability, etc) isn't good enough to actually cause a guest to book.

Now what would cause a mass supply of houses & land-- cheap materials AND lots of sellers.

And all the duplexes that would be big enough is way too expensive and wouldn't allow us to cash flow and still would cause us to not qualify for another loan. 

I feel that the coinvest should be meaningful enough to cause real pain for the GP in the event of a bad outcome, but not so much pain that a bad outcome or 100% loss ruins them or threatens to disrupt their lifestyle either.
