As others have pointed out: Your tenant is stealing from you.You do not want to involve the police unless you must.Start the eviction process. 

My company has done up to 15 tracts (parcels) at a time, and one deal that involved 5 independent sellers (us as buyer), with one blanket loan... all handled via the closing attorney, who is a great asset for deals like this.

So to start, I am somewhat new to real estate investing as I have yet to close my first deal, but have been an avid consumer of all real estate investing knowledge for over a decade, and have recently decided what better time than now to really get actively involved in investing in real estate.

Expect the next big real estate bubble crash to be a global meltdown involving China, Japan and Europe and it will be way worse than 2008.

In theory, because you're a principal in the transaction, rather than just facilitating a transaction involving other people, you're not brokering.  

Now I have no idea what the cost would be, work involved or the necessity of doing it.

It will be a fun challenge to be involved in!
