WTF are you talking about....Lynette..... that's all fine and dandy when you have absolutely tons of cash already.... great..... you have that much cash all stored up in dozens of accounts, then great....... reality check is that the vast majority of people aren't in that scenario...... at least not until they have done everything to maximize and build the little they have to start with.So when you are loaded with tons of assets and cash, then buying in cash is protecting everything that you already have..... its the conservative play and there is nothing wrong when you are already loaded and are happy with your financial statusWe are talking building wealth...... not protecting it.

@Jacob Hammes I found that the vast majority of potential foreign investors (non U.S. citizens) back out or do not seriously consider investing in the U.S. if they have below a certain $ amount to invest...That said, I live in the U.S. and obviously do not have the potential regulatory burden.

They were not so previously, and I am guessing the vast majority of them are not registered with the Rent Control Office.To your second question, if house was never registered for rent control, there would be no base level recorded, and I suppose a new one would need to be established once you move out.

It's a very much needed program in Cleveland, especially after the pandemic where rental demand was at such a high that the vast majority of investors I worked with would rather put a quick cash tenant in there in a few weeks, then wait for the slow Section 8 process, which can last 2-3 months.

You know this tenant is going to have guaranteed income (and a lot of it), and I would argue that the vast majority are responsible and less likely to trash the place, as they are in a new area without the social connections to be throwing large parties at "their own" place.

For flipping, unless you have an incredible wholesaler or you have the vast marketing machine yourself, flips these day could be losing by tens to tens of thousands even in just the moderate kind of areas.
