My understanding is you can use gift money as a down payment on a primary residence, but you cannot for investments.From reading on here though (unless im reading it incorrectly) - i have heard folks who essentially borrower the down payment on investments properties, but im not sure how one does it?

Yield is essentially the interest rate you are paying yourself.When you are ready- I would say when you know how to review collateral, and can look at a tape and know which assets you should and should not bid on and be able to understand all your expenses to meet your return goals.
