My guy starts my refi process the day I close on the purchase, and then as soon as the last tenant is in place post rehab we close on the refi.As for what's better, that's up to you.

It is best that she just oversees the process and doesn't represent anybody, if she is adamant on getting cash simply because the seller is someone she knows then you may be able to work around that but I don't see why she is trying to represent them without the property even being listed.

We've seen up to 30% missed out.As far as pricing goes several other qualified national firms specializing in cost seg, are able to keep the costs down, by streamlining the process, and not out-sourcing any of the work.Bottom line, like @David Thompson said above, any property worth at least $500,000 should do themselves a favor and get free estimate, which most qualified firms provide.

Also, he can actually call IRS and get his copy of 1098 directly (Wage and Income transcript) from IRS if absolutely needed, It is a very simple process.
