In other words, you would have already invested thousands prior to the auction just to research the properties and their titles.What is your recommendation because without doing a proper title search (which sometimes takes weeks and passes the auction date), how would you know if what you're buying is a good investment?

So instead of getting a loan from a mortgage lender or local bank (which you can still do), you can also get a mortgage from the seller.Typically the reason a seller does this is the property WILL NOT qualify for traditional financing from a bank because the home is not habitable - in these cases the banks and mortgage companies will not lend on it so it must either be sold cash or seller financing.
