I've been hearing that construction loan rates have been lower than mortgage rates as of lately, however it depends on how the market trends over the course of mortgages that run 15-30 years (and lately I'm hearing some things about 40 year mortgages).

Confirmation came today, the only thing left standing are the steel deck supports.

I have seen a trend toward double closings - be aware that in an A to B to C transaction, you will not be able to C's funds to close. 

Macroeconomic trends that support long-term success - markets where there is predictable long-term demand growth (primarily through population and job growth) with supply that is ideally constrained.

You probably wouldn't get the ROI investing in high-quality quartz countertops and stainless steel appliances in a C- neighborhood.

This is a potentially frightening trend that you don't want to think about too much or you will sell your rental properties and move to where laws are enforced and law breakers are punished.
