Highly recommend it. of the 50 or so deals I've done, 2 were duds, and one lost money.

My small town 2200 people has lost about 70% of its long term rentals to STR.

I’ll never stop what others do but I can certainly control my response.

I want the BP communities opinion on networking for relationships directly with wholesalers (ones that have not lost their minds on valuation/rehab costs etc).

The area is rough, I don’t mind the rough part, but I want to control the dirt too.

@Dareen Allie when I first started my real investing journey, I heard the same thing regarding getting the deal first and the money will follow...It just isn't true and I lost money.You need to be ABM (always be marketing) for both, deals and dollars. 

The other piece to consider is that debt allows you to buy and control better asset classes.

If fogged all the time then your windows have lost a seal and the argon gas in them have gone and now they are etched from the o2 leaking in. 

You do not need to justify to them the reasoning so do not give them the control.
