But if you close on the second of April I would require that the seller pay the entire sum of rent regardless if it is collected.  

Will it be difficult to secure 3.5% down financing on the second home since I will have gotten a mortgage loan a year prior?

You can "always" find better deals, the question is what is the likelihood to find then and at what opportunity cost. 

However, it will be my boyfriend and I as well as our two dogs who live in the one unit and then we obviously plan on renting out the second unit.
