It is a rent controlled building for another 6 years, then the rent control falls off as well as the tax abatement.

The reality is people practically never pay more so while you lose flexibility you force paying down loans.

They could even gift extra money to you, so you control and manage it.

I thought Fair Housing laws explicitly define discrimination as using race, color, national origin, religion, sex, family status or disability (in favor for some and against others) within housing practices. 

I have dedicated my time at one point to property managing, leasing consultant, Maintenance, birddog, wholesaling, and crunching up lots of numbers on Zillow, Redfin, Loopnet etc.. for self educational purposes and really just getting the time and practice in to sharpen up my skills.  

The real goal of eviction (in my opinion) is to simply get the tenant out so you can gain control of the property and re-rent to a new tenant that will pay rent.If the eviction goes all the way (where tenant does not vacate, you get a Writ of Possession, the constable shows up and you/your crew remove belongings to the curb) the tenant will have it on their record for 7 years.

They do not have to be local to the Bay Area at all, just licensed to practice within CA.
