-The 2nd mortgage is note to the investor(s) that would be on a 10 year note for the DP-I can handle the financial risk the bank wants by securing against one of my current properties-I'm not too crazy about these ROI's. 

First thought was to- My party keeps security deposit.

The company intends to be the one on the lease and to provide the security and monthly payments while 3 of their employees live at my rental. 

It's the clean method, but it is also complicated and expensive.The practical method is what you had in mind: split it 3-way.
