Good question @Stevan Stojakovic I would lean towards 3-6 months as well, per property or whatever helps you sleep at night. 

Means you definitely can’t have a bedroom up there but the inspectors will even say no to couches or anything cozy enough to sleep on.

A few things to focus on: make sure the property is fully compliant with local licensing and safety codes, plan for sufficient staffing (especially backup coverage), and consider the layout and accessibility for seniors—ADA compliance and easy navigation are key.

Not because I think he deserves it, but because I'd imagine based on the fact that he needed a place to sleep for his buddy that he is, or at the very least, his buddies are, drug addicts.

It was about this time that some squatters broke into one of the houses and started sleeping there.

Prefab cabins or tiny homes on small lots can definitely appeal to homesteaders and self-sufficient buyers, especially if you include basic solar, garden beds, and fencing.Biggest hurdles I’d watch for are financing (banks can be picky with tiny homes), permitting, and appraisal values; sometimes comps lag behind your asking price.

Hi,I'm starting out and negotiating my first deal, but to furnish it, I think the most important items for a good sleep for my guests are the beds and mattresses, I would like to know what kind of mattress should I plan to  buy, so I can include it in my budget.

@Skye Penland - That might work, but my experience with contractors is that those with skills and focus / ethics sufficient that you'd WANT them working on your property - tend to be busy / in high demand.

By contrast, we just teach “stick to good underwriting, using title reports and escrow and having sufficient capital to make sure the seller is cared for”.
