I've additionally reached out to those in my network for feedback and came up with this proof of concept for helping deal finders share investment opportunities with potential equity partners clearly:https://crowdfundme-demo.netlify.app/I developed the site in under 24 hours using demo data and did my best to combine the feedback from both @Chris Seveney and @Mike Grudzien: I focus on numbers and analysis (you can see that in the "Village at Grants Mill" example) and I enable potential equity partners to easily get in contact with the deal finders.It's a simple proof of concept site, but I'd be interested to see if this helps to bring value.

I imagine having a contractor painting more than one room would easily exceed any security deposit on hand, much less after any offset for other damages on move-out. 

Put his bunny suit on go under the house and take pics of anything amiss  if the vents were closed that would have been easily detected and called out.. 

Very large commercial loans many times will have a flat 10 to 30k up front fee.. but those are companies that are easily verifiable.100% financing with a unsecured NOTE is simply a scam..
