I am a newbie, I am looking for any advice from seasoned RE investors. I would like to get into wholesaling because it requires little or no capital to start. Once i become proficient in that area, i will expand from there.

Mid 30s, been in the business with my husband since 2009. We buy SFH or duplexes and after minimal reno we rent to college kids. Working to build it up to replace my work income and allow me to retire from the 9-5.
