My goal is to buy a ___plex this year. I currently own three debt-free investment properties, have perfect credit and money for down payment. I'm looking for cash-flow multi-family units this year.

I have been working in finance industry for 10+ years and continue to have a full time job. Several years ago I decided to get my real estate license, really to help a family member find a house (wish I got my license prior to purchasing my own). I have done several deals as a part time realtor and now I'm looking to invest myself.
