Nicole (Dunlap) Pendergrass

I started my RE journey years ago in 2010 like a lot of other RE investors with Rich Dad Poor Dad classes and mentorship. From then, my mindset was completely revamped with the possibilities and I attended countless RE meetups, webinars, seminars, and multi-day conferences. I started taking measures to increase my cashflow and save, even though I didn't know for what... just that I was supposed to. So I moved out of my studio apt and into an apartment with 3 other roommates to cut housing costs. In 2011, I tried my hand at wholesaling on my own by walking Queens neighborhoods, looking for abandoned-disheveled homes and sending direct mail, ect. In 2012 I co-founded Colvi Carver Property Solutions, a 4-person partnership whose goal was to wholesale properties in Brooklyn to create capital then expand into other investment strategies (purchasing notes, etc) - after 2 years we never did a deal and the partnership fell apart for other reasons. In 2013 I was a founding member of N.E.A.R. US LLC, a group formed from members of REIAnyc interested in investing in Detroit. I was voted Acquisitions Committee Chair and we purchased 4 single family rehab-rental houses via the online tax auction. In 2015, I purchased a 3 family house in the Bronx and house hacked for 4 years. I still own the property and use the cash flow to subsidize our temp rental apt until we can buy the next house-hack (hopefully in 2021). Being a landlord has been the biggest learning experience EVER and I'm grateful for all the ups, downs and headaches. But these headaches, along with a few major life changes (got married/had two daughters - not twins lol), over the last few years has kept me out of actively being in RE (besides managing my property). But the smoke started to clear so in 2019 I jumped back into the game! I'm currently a member of the Jake&Gino community and the MIH Mastermind group. I purchased my first commercial multifamily building, a 6 unit, in Dec 2020. My aim is to purchase another 15-75 unit commercial multifamily building in 2021 and build my portfolio primarily in Lehigh Valley, PA. My 1st goal is to leave my W2 by the end of 2021 so I can focus on growing my portfolio and eventually getting my husband to leave his W2. My big WIG (wildly important goal) is to have the freedom to create my own schedule, be with my family and raise my daughters without being tied to a desk creating income for someone else's business :-)
