Hello BiggerPockets friends. By profession, I am a child and family therapist. But I realized while working for a state funded agency and earning about $55,000 a year that while my profession may help me pay the bills, it wouldn't really help me live a very comfortable lifestyle. So I bought a rental in 2010. That rental changed my life and eventually took me on a path of owning hundreds of properties. I have learned that almost nobody fails at real estate for lack of information. They fail because the first steps are uncomfortable to take alone, so they never take them. Everything I do now is built around that one problem. TRACK RECORD I started investing in 2010. I have owned hundreds of properties on my own and with partners, including a commercial building, an assisted living facility, 6 mobile home parks, a handful of duplexes and triplexes, a 6 plex, a 12 plex, and over 100 single family residences across Arizona and the Triad area of North Carolina. I currently hold a portfolio of over 100 units, about half of which are shared with partners. Over the last 5 years we have raised millions of dollars from more than 70 private money lenders, and every one of them has been paid back their principal along with the agreed upon interest. Twenty-five 28-minute accountability calls every other week, weekly group calls, a monthly meetup in Mesa, AZ, and a WhatsApp investor group. It is built on action and follow through, not lectures. $12,000 total, which is $10,000 for the coaching plus $2,000 for the Costa Rica retreat. You can earn back up to $5,000 for following through and completing all the tasks in between coaching sessions, which brings the cost as low as $7,000 net. There is also a back end: $10,000 or one quarter of the equity on your first deal, whichever is less, paid at refinance or sale. If you never close a deal, you never owe it. But most people buy multiple properties during the year we work together. I do not coach everyone.
