I am a military spouse of 21 years, and we have moved 19 times in that 21 years. During that time we dabbled in various forms of real estate, and found our lifestyle didn't match up with our investing choices. After working for a private lender in undergraduate, I got to see the real estate world from the other side of the table. I decided at some point I would open my own lending business "someday". While we lent money off and on for years, mostly to other military members at places we were already stationed, we didn't formalize it until Covid-19 shut the world down, the hard money lenders along with it. As the uncertainty of the virus and economic impact grew, the hard money lenders that relied either on the capital markets to buy their loans or warehouse lines of credit to fund their loans literally shut their doors and told borrowers in the pipeline they were not funding any more loans. We are seeing that now again with increased illiquidity in the secondary market and decreased transaction volume causing lenders to reassess their business model or close down entirely. As a private lender, this has caused demand to surge for our services! After meeting another military member in Hampton Roads that was going to lose out on a great opportunity because of this scenario, we decided it was now or never. So during a global pandemic when the lending institutions of the world were stomping on the brakes, we hit the gas and we took off! We built relationships at the same pace we were helping others rebuild houses. We were putting veterans and military spouses to work at a time many were losing income due to businesses shuttering due to mandated shut downs. I enjoy educating others, especially women and military spouses, on the benefits to investing in real estate in this way! It's a portable business in a backpack as I call it. I can do this from anywhere in the world I have cell signal and an internet connection!
