Investing in the greater greater Palm Springs CA area, inland San Diego County and Lake Havasu City AZ, focusing nearly exclusively on high occupancy and high end vacation pool homes and Estates. 7 figures gross rents per year. Now also buying small motels and hotels, primarily in CA. Experience: I am now investing mostly in the Coachella Valley (Palm Springs) area, focusing on vacation rentals. Also have properties in Lake Havasu AZ, Borrego Springs CA, and Pine Valley CA. I have 10 large properties rehabed and rented (6-11 bedroom pool homes and estates). Looking for hotel/motel projects. Until five or six years ago I was working in Nevada, Placer, and Yuba Counties in California -- mostly acreage properties. I did 8 buy-rehab-rent properties, 3 vacant land flips, 1 small land development project, and 2 standard flips in a few years there. Great cashflow at the time, and some intersting flips and land development. That market was changing and I have pivoted and moved my activity to large vacation rentals in CA and AZ. Most of my real estate experience is packed into the last 12 or so years. I owned a few single-family rentals in the Baltimore area in the early 2000s, and spent the late 1990s and 2000s with internet startups and internet advertising-related ventures, including a VP role at Advertising.com, which we sold to AOL in 2004 for for $495mil.
