Hi Bigger Pockets!! Here’s a little bit about me.... I’m an accredited decamillionaire investor from Eagle Rock, Los Angeles. I'm a member of GoBundance Champion. I have been a passive RE investor since 2003 ( here and there for over 19yrs+ for investment portfolio diversification and tax write-off ) while building other businesses. I’ve owned and ran a successful design agency working with some of the biggest brands of the world. I’ve invested in stocks and traded options. Link to the Shark Tank episode ---> https://vimeo.com/125218945 With all my entrepreneurial endeavors and investments in different asset classes, Real Estate has always been in the back of my mind since reading Rich Dad Poor Dad a while back... and (in retrospect) its the investment vehicle that has truly built my multi-million dollar net worth. These last couple of years, I’ve shifted my focus to taking RE more actively full-time to expand my portfolio and cashflow in the hopes to accelerate my wealth/asset building and "retirement" options... and to solidify the financial support for my family and young children’s future. Throughout the years I’ve slowly acquired a $23M of real estate portfolio (from SFR, Multi-Family, RV Campgrounds) with majority of which is in SoCal. Looking to scale up my portfolio by leveraging what I already own (equity) and my tenacity to succeed. I’ve rehabbed all the properties I’ve owned as "owner builder" as a side hobby. But I’m now pivoting towards new construction/development of multi-units and ADU / SB9 projects from ground up. Im challenging myself to only use and leverage the equity I've built up with all my current investment properties... Or “other people’s money” to scale up my portfolio. I’m trying to flip some properties this year (while I still can) in order to generate cash to use as downpayment for next buy and hold investments... but my biggest issue is I can not let them go. Somehow, I manage to keep them because I've been able to make the cashflow work. I’ve experienced 2 real estate bull market cycles in my REI career... and survived the last savings and loans market crash of '08. Right now, I'm trying to expand my education with new strategies to accelerate wealth building skills and prepare for the inevitable bear cycle correction (and possible recession). Recently joined BP to meet people in the Real Estate industry, learn about potential opportunities in the changing RE climate from like-minded investors, and add value to others while helping myself reach my own personal and financial goals. Because... Why not?!?! "New Construction" project... in progress now!! #ProjectAlumni –– Bought a new property in Eagle Rock, Los Angeles ...building 2 houses on the lot from ground up. Front House is a 3bed/2ba - 1200sqft. Back House is 4bed/3.5ba - 2300sqft. This is a JV project with multiple exits in mind --- but first is to flip/resell the property around $1.7 - $1.8M (based on comps in the area). Depending on timeline and market conditions at completion, I have also have the option to buy out my JV partner and keep this property for myself as another rental. This property is located in a very very hot trendy area and located walking distance from where President Obama went to college 12/5/19 UPDATE- #ProjectHillhaven -- Picked up a super distressed property with good bones in Tujunga, CA. 4bed/3.5ba. Found it from a wholesaler. Mostly cosmetic play on this one. This was a 4-day escrow. Fastest I have ever closed on a property in my entire life... and my very first "all cash" buy and rehab project. 5/20/20 UPDATE #ProjectHillhaven -- Initially going to flip this one... but likely going to keep it as a rental and keep the $200k built-in equity after cashing out my initial investment... potentially a slight cashflow when rented. (in the process of refinancing now)... Stay tuned. 5/20/20 UPDATE #ProjectAlumni –– change in plan due to Covid19. LA Dept of Building & Safety is taking their sweet time with plan approvals but its finally in last stages of clearances. Also, I'm in the process of buying out my biz partner and taking over this project. The new plan is "Quadplexing" by reconfiguring the original plan from a Duplex to now include 2 additional ADUs. Plan is to keep it as a rental... potentially college student housing. Stay tuned. 8/15/20 UPDATE #ProjectHillhaven -- Found a renter at $4850 ($1000 over market rent in the area). There were 3 applications believe it or not. Project just appraised for $1,025,000. My all-in is at around 73%. I think I just pulled a BRRRRfect in Socal.... and will be cash flowing $1163/mo on this one. I guess I'll be keeping this one for a while. 10/14/20 UPDATE #ProjectSealBeach -- on contract with a JV partner for an off market distressed SFR half mile away from the beach. Purchasing it for $1M... It's a hot mess, but lots of potential in an extremely desirable, low-inventory, area. Plans is to rehab/update existing plus add some additional 1000sqft. Estimated major remodel budget is $250K ($300K tops). ARV is $1.6-$1.7m. Seeing recent comps listed on the market to support that valuation now. 11/18/20 UPDATE #ProjectSealBeach. Submitted Architectural plans for the remodel + addition today. Seal Beach City Planning counters are closed and are not accepting in person permit applications. All submissions and plan checks are done electronically and via drop-bins only right now. URGHHH! Crossing fingers plans get approved quickly... but looks like Covid19 shutdowns are happening again everywhere. 8/22/22 UPDATE: COMPLETED the construction with additional 1000sf turning this project into a 5 bedroom 5 bathroom house. Decide to sell and sold at $2.4m... did a 1031 exchange into a $21m waterfront RV campground in Surf City, North Carolina.
