I work in an Accounting dept. for a university in California. I own a primary home in California and a rental property in Austin, Texas. I will be retiring this year. I have the standard retirement accounts but after much research I have decided that real estate investing is the path I want to continue on. I started listening to Bigger Pockets podcasts 6 years ago and their valuable content helped me take steps to start investing in RE within 2 years of listening to podcasts and reading forums. Experience: In the past, I purchased my first home via real estate agent and 5 yrs later wanted to sell it. I read about a Lease with Option to Buy article in the paper, right before the market took a dive in the 90's, and was able to use the lease option incentive in order to help sell that 1st home and move up and onto the next. We still own that home. The other real estate experience I have is "For Sale by Owner", when I inherited a family home in So. Cal and decided to save the commission by doing it all myself. I used a NOLO book for all the guidance and contracts and had it sold within weeks. It was a gratifying experience and I always planned to do more in RE after that. 5 years ago after overcoming "over-analysis paralysis" I finally jumped in and bought my first investment property out of state because living in California, everything is so expensive, and properties just didn't fit in with my budget. As it turned out, the state and city I decided to buy a rental in was Austin, Texas! I made sure to research the future economy prospects for the city using various online sources and it paid off. Real Estate Goals: My goal is to purchase additional SFR's or multi-family properties for purpose of cash flow. Currently Seeking: Continue to educate myself by reading all the fantastic info on the BP site and networking. Deciding on my next RE investment goal. Currently looking into STR via Airbnb or VRBO. Also thinking about possibly doing a 1031 Exchange for another property in the future.
