Bio: Environmental professional and project manager 2001-2017 Certified Hazardous Materials Manager 2004-2017 MBA, Masters of Business Administration, 2009 2017 marked the end of a twenty years career in project management to run LaPlante full-time. My focus is on a long-term buy, fix, rent strategy. My homes are renovated for security, safety, absolute durability and rent at the upper end of the rental market. 2020 is when I achieved the Dave Ramsey "I'm Debt Free" scream, and have since focused on not taking on loans, mortgages, debt, or slavery of any kind...knowing that costs me the traditional BiggerPockets nirvana of BRRRRRR. Experience: Complex renovations: couple 4-6 four unit buildings that required City of Toledo inspections to activate: new roofs, foundation repairs, collapsed sewer lines, ruptured water supply lines, vandalized copper, and a steady string of residents that require a firm hand or swift foot out the door. Been There, Done That: Commercial Real Estate: In June 2019 I purchased a our real estate office located in the heart of our investment territory of North Toledo. This was also my first foray into commercial real estate, the property was essentially a complete gut of a 5000 sqft office requiring demolition, roofing, plumbing, electrical, structural, and fire protection alterations. In conclusion commercial real estate is interesting but I am not focusing the asset class into my portfolio. The LaPlante Toledo office established a solid walk-in service center for our residents, a base of operations for realtors, and most importantly an enormous inventory of materials for our contractors and maintenance staff to efficiently conduct repairs at all hours as required. Land Development: Through a partnership I purchased 23 acres of prime suburb land. For three years I experienced the psychosis that comes with middle class white people living in new construction homes not wanting more development now that they have their own home, city planners throwing up barriers, and the overall hemorrhage that occurs when a $50M project is started. By the end since I am a cash-in-hand kind of guy I concluded I am unfit to be a developer and exited the opportunity. Home Building: In May 2023 I broke ground on my own home. I have lived on this land since 2004 (LaPlante Rd if you couldn't guess) and always planned to demo the 1901 construction farmhouse it came with. I have been the general contractor / project manager for the entire build and only outsourced concrete finishing, roof framing, and drywall. Completion date, end of 2024. I wouldn't choose to build homes for others as a business, there is a great deal of work and inevitable variation that comes with products like concrete. Still, I would never pay someone to build what I could do myself, just plan for a long hard road if you choose this option. Real Estate Goals: Offer safe housing and property management within the Toledo Area for reasonable rates with consistent returns. Offer professional services to investors focused on transparency, communication and excellence so our investments and the community we serve can strengthen together. Develop Toledo as a premier city for out-of-town investment. Facilitate responsible investment in Toledo where everyone benefits. Toledo will benefit with tax dollars and well-maintained housing stock. Residents will benefit with safe, secure, and reasonably priced housing.
