Andrew Angerer

Hello all ! My name is Andrew Angerer, and I am an aspiring real estate investor who is taking real estate investing as a business approach rather than a hobby. I am seeking to invest in duplexes that are owned by investors out of state, and that could use improvements. I am seeking duplexes that are in B neighborhoods in the Kettering\Beavercreek (Ohio) area. I believe the money is to be made in the purchase/cash flow, not the appreciation. I am currently searching multiple deals per day, ultimately seeking the smart deal not the deal that I think will work based on emotions. I plan to buy and hold properties and find weaknesses by the previous owner that can be improved on, and bring continuous pride for the tenants and and community. Concerning financing, I have a mix of options which will allow me to enter the market very soon. Using a combination of cash reserves, HELOC loans against my high home equity and high credit I am able to enter the market, and have reserves leftover for the inevitable hidden cost. Due to my current employment, I am able to refrain from touching incoming cash flow, and continuously save up for the next deal. I have experience in being a landlord, having a live in tennant for a full year, I have learned first hand how tenants can destroy almost anything you could imagine. Because of this experience, I have learned; the benefits of having cash flow, the importance of strong lease agreements, and needing a firm property management company. Granted, I am new to this wonderful word of real estate investing, and I know that the best laid plans do not always go as desired, but I am open to learning, instead of calling it losing. I would love to hear your (yes you, reading this) advice, comments or critiques on my business plan. I have to offer; basic skills in lawn care, including power washing, mulching, moving furniture and any odd jobs. Due to my convient work schedule, I would love to help out any established real estate landlords, investors, or anyone reading this investing in southwest Ohio. I am a Dayton Ohio native, an Eagle Scout and I strongly believe in the Dayton suburban markets. I currently live in Kettering, near the Dayton border with my Fiance and our 3 cats. My hobbies include anything outdoors, hiking, kayaking camping and stargazing. My ultimate goal is to have 60 thousand dollars per year in passive income, in order to pursue my dream conquering the appalachian trail. I am currently employed in the healthcare sector, and typically have multiple weekdays off allowing me to maximize my weekday 9-5 time that is prime for real estate.
