We are involved in flips and long term rentals with a multiple under our belt in both. We focus on finding properties that can become quality properties in good areas. We have found that a realistic up-front estimate avoids surprises down the road and having more than a single exit strategy is a must in today's environment. We love to share lessons we learned the hard way with fellow investors especially newcomers to save them the pain we felt learning them ourselves. We just moved back to Mississippi from Pennsylvania and are getting back into the acquisition mode.
