I have been a lender for over 30+ years, as an originator, sales manager, mortgage banker and mortgage broker, and I worked 3 years in secondary marketing working with CMOs, both creating and selling. Retired now and am working with my son who is a Firefighter purchasing homes in Shelbyville, Indiana. We are purchasing houses, multifamily and commercial residential properties. BRRRs on the purchase side and using, if possible creative sales approaches, such as leased option sales or wraps, for people who don't have a down payment. I think there only way a community works is when everyone helps one another by giving freely and selflessly where they can. I wrote a book call Navigating the Mortgage Maze, published by Owl. The book addressed what the lenders were really asking for and what documentation they'd accept if you couldn't provide them what they asked for. It spoke about qualifying methods and how to put your best for forward. How to improve your credit score. How to select the best loan for you purposes. Published in 1997 and don't know if you can even find a copy anymore.
