Currently I am a full-time educator in a private high school, and love it! I've finally hit the "empty nest" stage at home, and it's good -- rediscovering watersports and other fun stuff. Since beginning to grow my RE holdings in 2013, I've learned to treat my rentals as a business, an interesting process for a previously non-business person. Experience: I purchased my own residence in 1996 in a "transitional" neighborhood in intown Atlanta, and that stupid good luck has funded more real estate. I bought my first rental in 2002, 100% leveraged with truly sketchy financing, but somehow managed to stay afloat. I had no idea what I was doing for about the first 10 years. With a bit of a windfall and more direction, I began purchasing rentals in 2013. Currently at 7 (including one student rental that's a whole new ball game), I enjoy self-managing and providing for my "flock' of tenants. Real Estate Goals: My goal has always been long-term, equity and cash flow for retirement. I would like to move into private lending/notes for retirement cash-flow. Currently Seeking: I need to systematize and professionalize the business end of my investing, while keeping the outsourcing to a minimum. Advice welcome.
