I've spent 19 years in commercial and residential architecture and construction, currently as an architectural project manager, which changes what I look at first. Construction condition, layout, operational complexity, long-term value, not just the numbers on paper. U.S. Army combat veteran, which is how I ended up in my first VA house hack. I own and manage residential rental property, and I partnered with family on a mixed-use building, four residential units and one commercial space, that I actively manage. Tenant operations, maintenance, commercial leasing, all of it hands-on. I also work with contractors who flip. I run numbers on their deals and handle design and layout work on the rehabs, which means I see a lot of projects I don't own and a lot of ways the same property pencils differently depending on the exit. That's why I built Plurivia (plurivia.com). I got tired of rebuilding the same spreadsheet every time a deal came across my desk. It runs one property as a flip, a rental, and a BRRRR side by side, across cash, conventional, FHA, VA, DSCR, and hard money, so I can see what my out is before I commit instead of after. It's in beta and free. I'm not sure it holds up for deals that don't look like mine, so if you run something real through it, tell me where it breaks or what's missing. That's worth more to me right now than compliments.
