Property Manager
I am a 25 year old (commercial) property manager. About 3 years ago I started listening to audiobooks and podcasts and stumbled upon the FI community. After reading a few books (starting with the classic Rich Dad series) I knew my focus should be in long term buy and hold real estate. I left my dead end office job in 2016 and began working as a carpenter, mostly installing wood floors and epoxy garage floors. I also started helping friends on the weekends with their side jobs, sanding, tiling, stairs, etc. I spent about 18 months learning how to swing a hammer. My next goal was to get into the real estate business any way I could. I landed a job as an assistant property manager at a commercial complex in early 2018. I'm at the same building now, learning how to deal with the neediest of tenants and how to traverse a lease. My company is also paying for my real estate sales license, finished the classes, just have to take the test! I've been saving up for a multifamily. I'd ideally like a 3 family home that needs some TLC in areas I have experience in. A move in ready home at purchase, but with opportunities for value-add like old laminate flooring or a cracked cement garage. Long term, I have a lot of interest in college rentals. I believe many investors are old school and think of college students as destructive when that simply isn't the case anymore. I lived in a frat house for a year and there were way more expensive electronics than baseball bats laying around. Obviously there is more destruction than a family renting from you, but I believe the fear of this niche investing strategy is keeping many of the pros away.
