New to real estate investing and looking for mentors / connections as I navigate purchasing my first SFH in the Huntsville, AL area and use a property manager (I'm based in VA). Prefer to put more money down and I subscribe to using the 1% rule and cap rate more than cash-on-cash return. I'm not a BRRRR person; I'm going to prefer putting more money down with conventional financing. I'm a quick study (I get through at least 30 hours of podcasts / week and 1-2 books per months, faster with audiobooks) and am willing to hustle and work hard to learn. I've read Landlording on Autopilot (Mike Butler), am working through Long Distance Real Estate Investing (David Greene), and listen to Afford Anything, Dough Rollers, ChooseFI, and Bigger Pockets.
