We are looking to do more small multi-family (duplex, triplex and quad). I'm not ruling out larger, but still learning about it. Also, trying to learn how to finance everything without putting our own money into it in order to grow the business. We are targeting 36 doors total assuming we can keep our current average of $350 per door. My wife is a top agent with Sotheby's here in Atlanta ($25 million annual) so we have access to MLS. I have not tried looking for properties via tax lien or mail campaigns, etc (yet). Been reading BP books, listening to the podcasts and continuing to network. Meanwhile, been gathering market feedback on my latest venture, SWANfactor.com (financial modeling tool for REI). Happy to hear advice or thoughts on any of the above.
