Been in REI for about 4 years. Had 11 doors, a duplex and 2 4-plexs, a SFR short-term rental and a live-in flip. I sold all in 2019 and 2020, moved to New Orleans, and am looking to build a portfolio of SFRs in Metairie-Gretna type neighborhoods. Experience: 4 years in real estate investing... 2017 - bought a foreclosed house and lived in for one year it while I renovated it, 30k profit. 2017 - bought a duplex, 30% down, cash flow ~$500/month 2018 - bought two 4-plexs, 5% down, cash flow ~$800/month 2018 - bought SFR, 5% down, short-term rental. cash flow ~$600/month 2019 - left the area and turned all over to property management company. Reduced cash flow by almost half. 2020 - Sold all the rental properties - captured appreciation to the tune of $80k I am seeking contractors, handymen, lenders, mentors, etc to build my team in New Orleans. Currently Seeking: +/- $100,000 properties that are ready to go or can be fixed up and rented for +/- $1200 per month
