I try to buy HUD ,REO turn them into rentals ,I consume everything I can read or watch on real estate .I shy away from flips .This is not a job for me it is a passion !! Experience: I have bought dumps and made them into rentals I have made mistakes to me that is the key learning! Sweat equity is a must even if it is just sweeping, painting .I have a list from networking of plumbers ,electricians,painters etc..I get a discount form all of them that is a must. I have known most if not all many years .If I pay yellow book prices for a work on a house that kills my business model . I hang around winners they rub off on you in all kinds of ways . I take my time the deal will come. Real Estate Goals: I am trying to have 10 rentals as soon as possible . Currently Seeking: Knowledge on real estate, I try to learn something new everyday .I am studying on the best business model to leverage property.I am very conservative I own all my rentals out right .
