Being in the military and moving every two years had life interesting. We had assignments in the US (a few states) and Europe (Germany and then Italy). Balancing military life and my love for real estate, I was able to acquire over 13 units. We sold off two, bought our primary residence after retiring, and bought two more units. Most recently, I bought a duplex in March 2023. We renovated both units inside and out and increased rents by $500 a month. After a $116K purchase and another $28K, in rehab costs, we did pretty good. Not the home run I wanted, but a solid base hit. Why I accepted lower ROI? It’s in a one of the better parts of town. Now we’re trying the smaller unit as a STR. More to follow. Previously, spring (2019), I bought 4 units on one 2.7 acre lot. I rehabbed another on the property and that took it to 5. These cute little cottages in Eastern Alabama offer affordable housing in a country setting. Maybe this is my home run? My Real Estate Goals is to as Dion says, "make work optional". I'll add more units and some short-term rentals. I'll continue to look for small to medium multi-residential properties (10+ units). I am still considering a mixed-use property consisting of retail/service and residential around 15,000 square feet. This would house my office/property management, fitness facility providing multiple services, and short and long-term rentals (cottages, cabins, tiny homes, etc.). Additionally, we would host special events on our 15–25-acre property that sustains our businesses and promotes a sense of community. I’ll do this in 8 years. Never settle for one stream of income. I am currently seeking multi-family investment properties in Columbus, GA, Eastern Alabama, South Atlanta, and North/northeast Texas outside Dallas.
