We have been in the real estate market for 25 or more years. My husband and I have rentals, have done extensive rehab and flips and are currently mobile home park owners. In this part of the country, there are a lot of three to five year residents. We have companies that manufacture pipeline parts. There are big windmill farms in the area. We have a Conoco refinery that does an annual front to back maintenance and retooling. Big local business includes Dorada Foods/Lopez Food. There are thriving RV Parks in the area, as well as many motels. Obviously, renting motel rooms can be quite expensive. Our plan is to purchase duplex mobile homes, which rent for approximately $300 per person per week, which is often paid by the employer. The units may have a small kitchenette, private bath, laundry and room for two beds. My business associate currently has these units and they stay full. We would be looking for a short term loan ...4 or less years.
