I am a full-time Realtor and investor here in Las Vegas as well as a co-founder and co-owner of The Real Estate Friends, a real estate brokerage here in Las Vegas. As a Realtor: I have completed 150+ residential transactions on both the buy side and the sale side. I have aided in the purchase of multiple "buy & hold" properties that are still being held by those buyers today. Those properties include everything from condos, to SFRs, and multifamily properties up to 4 units. I currently do not have any experience aiding investors in purchasing a flip property but I would like to change that in the coming year. My wife and I have "flipped" our primary by replacing just about everything in our house including the floors, counters, and cabinets which was a great "hands-on" learning experience but I'd like to become the "go-to" agent for flips in the near future. As an investor: I currently own one 3/2 SFR rental property that rents for more than double the mortgage payment as well as a 3/2, slightly larger SFR that is house hacked as my primary. The house hack pays for 1/3rd of the mortgage, utilities, and groceries. The plan is to buy a below-market, in rough shape, primary home with a low down payment every 4-5 years, fix it up while we live in it for that 4-5 years, let the rental rates get into a more comfortable position relative the the expenses, (mortgage, maintenance, cap-x, and vacancy) and then repeat the process until we have accumulated at least 5 single family homes. 3 of those 5 SFRs will be paid off by 60 and the other two will have less than 50% of an outstanding balance. At that point, I can work less and enjoy life more.
