I bought my first investment property in February 2014, but the seed for my real estate journey was planted a couple of months earlier during a family trip to Western North Carolina. At the time, we were living in South Florida. My wife planned a getaway to see snow for the first time, and she booked a cabin on VRBO. While enjoying that trip, I couldn’t shake the realization that the $800 we paid for a few nights likely covered the owner’s entire monthly mortgage. That insight flipped a switch for me. I spent that night analyzing listings, running numbers, and quickly saw that many of the properties in the area could cash flow. Before we headed home, we met with a local Realtor—and less than two months later, we closed on our first short-term rental. Since then, what started as a curious observation on vacation has grown into a full portfolio. I now own and self-manage 7 short-term rentals in the Maggie Valley / Waynesville area of Western North Carolina, along with 2 additional properties in the Charlotte, NC market.
