I am a Project Manager for a large national commercial construction company in the Phoenix, AZ area. I currently have two rental properties but I'm looking to expand my investment portfolio further with additional buy and hold SFH rentals (or MFH), BRRRRs, flips, etc. I also have interests in pursuing STRs, Foreclosures, and Storage Units in the future, however, I'm focusing on SFH first. Experience: I have a bachelor's degree in Construction Management, with 9 years of experience in project management, estimating, contracting, subcontract management, etc. I also have several technical years of residential construction experience working as a carpentry framer throughout college. Real Estate Goals: I currently have 3 properties under my belt, and I plan to pick up another 2-3 properties by the end of 2021. My current goal is to get to at least 10 properties by 2025. Currently Seeking: Right now my primary focus is on buy and hold SFH and small (2-4 unit) MFH properties in the $300-$400K range in Class B or C neighborhoods with good schools/neighborhoods in the East Valley areas (Gilbert, Chandler, Tempe, Mesa) that would attract small families as long-term tenants. I would also look at Condos, Townhomes, or small MFHs if the numbers worked! My main challenge right now is getting good leads on properties since I'm heavily reliant on MLS deals right now. I'm also actively looking and making offers in the Albuquerque / Rio Rancho areas of New Mexico for the same type of properties. My ideal deal would be fourplex units in the Rio Rancho area or NE Albuquerque areas with prices in the $300-400K range and a Gross Rent Multiplier below 10.
