About myself

I am from Southwest Saskatchewan, Canada. I am from a small town of about 1000 people. I got into real estate in 2015 with a single family house that I originally bought for my own use. Due to my job going elsewhere I started renting it out. I now have 5 properties adding up to 9 total units. (one I share 50/50 partnership) Experience: With my 4 units I am using a furnished strategy. All have 25 year mortgages in which I put 20% down. All cash flow figures don't count for vacancy or repairs. My first house is furnished and rented out to a construction company on a year lease that just got extended another year. Purchase price $195,000. Rent $1850. Cash flow $300. My 2nd and 3rd properties both have 3 bedrooms upstairs and a 2 bedroom separate basement suite down. The 2nd property upstairs just got on a year lease with the same company as my 1st house. Purchase Price $265,000. Rent $2500. Cash flow $950. The 3rd property I House-Hack and live upstairs with my beautiful wife. Rent the basement out furnished etc. Purchase Price $275,000. Rent $1400. This breaks my living expense to only $500 a month. The 4th property also has a basement suite that is completely separate. It has separate furnace, laundry, etc. This property has 2 bedrooms up and 2 down. I also am renting this out fully furnished including utilities, wifi, cable etc. The basement is rented on a year lease to the same company as house 1 and 2. Purchase Price $235,000. Rent $2900. Cash flow $1150. The 5th property I own with a partner. It is also 3 bedrooms up and 2 down. Built in 2015 and is a gorgeous house. Upstairs rented furnished and downstairs unfurnished with same renters since before we owned it. Purchase Price $375,000. Rent $3100. Cash flow $850. Real Estate Goals: The goal is to make enough cash flow from my properties that will bring in $5,000 a month after taxes. Currently Seeking: One main thing is a mentor with a lot of experience in long term rentals in Canada. I'm also looking for more properties in different areas, and different strategies to finance as the bank at some point will stop lending. My next deal I'd like to try the BRRRR strategy. I'm also always looking for partners.
