Run a small operation—my wife and me. Real estate is a part-time gig because we both have day jobs. Our model is to buy mixed-use, 10+ residential and office/retail properties, rehab/stabilize them and hold on to them. Plan to retire on the cash flow so we aren’t very leveraged (leverage in inversely proportional to cash flow). All our cash flow is reinvested so we aren’t making any money. However, I have officially stopped buying stuff and am buttoning everything up for retirement in a couple years. That’s all I can come up with right now. Oh yeah! This years color of the year (2023) is Viva Magenta, so that’s pretty cool.
