(Purchased November, 2015 via 1031 Tax Exchange from California 4 plex) UPDATE: Property is now stabilized (100% occupancy. No evictions or Move Outs for over 18 months). Now probably considered a C- class property. Many investors would say solid C class, but I have high standards! Purchased a foreclosure SFR in Amberley Vilage, Ohio in Feb 2015. (Live in Flip) Owned and managed a 4 plex in SoCal (15 years). Handled ALL management and Rehabs for entire 15 years of ownership. We also owned several SFR rentals in SoCal, purchasing each of them with owner occupied conventional financing, living in them while rehabbing them, and then moving out and up while retaining them as rentals. Have ForSaleByOwner'd three SFR's in SoCal and sold the 4 Plex with no "Realtor" involvement. Built a 5,018 sq ft custom home with a 924 sq ft garage in SoCal, acting as the general contractor, from planning all the way through occupancy permit. We built that house in eleven months.
