Over 30 years doing technical support/production for events/conferences. I'm self-employed & I LOVE my job ...most of the time. Experience: 5 rentals. Least old house is 1987, 2 1980 HUD homes, oldest two are 1890-1910 (constructed with the most gorgeous lumber!). All SFRs in small Gold Rush towns near the Oregon border. My niche seems to be to the "weird stuff"; extreme fixers, clouded title issues, pending foreclosures, and most recently a Victorian Parsonage owned by the Catholic Church for 102 years and rumored to be haunted. No signs of the paranormal so far, to the disappointment of at least one of my tenants. She thought that MAYBE a chair had moved on its own once, but admitted it was probably her Mom rearranging it. Only one conventional sale and one conventional mortgage in the bunch (not on the same property).
