👋 Hey BP Community — I’m Carlos Amaya, a full-time real estate investor and developer based in Charlotte, North Carolina. My focus today is New Construction and Infill Development across the Charlotte metro and surrounding Carolinas. After years of investing through Buy & Hold, Syndications (as both LP and GP), and Fix & Flip projects, I’ve intentionally transitioned into ground-up development — building single-family homes on infill lots and strategically acquired tear-down properties. Why New Construction? Because control matters. With new builds, I control the product, the design, the budget, and the exit. Instead of inheriting old problems, I create value from the ground up. In today’s market, buildable lots and well-located tear-downs are some of the strongest opportunities for predictable margins and long-term equity growth. What I’m Actively Looking For: • Infill lots in established neighborhoods • Tear-down opportunities on larger parcels • Off-market land deals • Strategic capital partners interested in structured equity positions My background includes: Buy & Hold → Long-term rentals focused on stability and appreciation. Syndications → Experience raising capital, communicating with investors, and navigating both strong markets and challenging cycles. Fix & Flip → Value-add renovations and creative structuring across the Carolinas. But today, my primary energy is on building — scaling a disciplined, process-driven development model here in North Carolina. Beyond investing, I’m big on community and education. I host the bilingual podcast “Hablemos de Real Estate,” where we break down real strategies and share transparent conversations about building wealth the right way. I also lead the Cash Flow Breakfast Club – Charlotte Chapter, a monthly investor mastermind focused on collaboration, deal flow, and financial intelligence. I believe real estate is more than transactions — it’s legacy building. My mission is to combine smart underwriting, disciplined execution, and strong relationships to create win-win projects for partners and investors.
