Experience: I have 40+ years of Construction experience, starting in the 70's, and continuing to the Present, with Training, and working in the Trade of, Rough & Finish Carpentry , Electrical, Plumbing, and HVAC. The Projects Completed, ranged from Remodeling of Bathrooms, and Kitchens, Room Additions, New Garages, to Full Gut Rehabs. Along with starting and operating my own Construction company, I also Managed my Rental properties, was hired as a Public Housing, Maintenance Serviceman, Supervisor of various Apartment Housing Estates with up to 1,000 units, and 3rd Shift Supervisor, of all housing Estates, and Properties County wide. In the 1970's, I purchased a Fourplex with a Personal Loan, for Rehab & Rent. In the 1980's, I Purchased a Duplex with Seller Financing, Leased With Sec 8 Tenants, for Buy and Hold. In the 1990's, I Purchased a 3/2 SFR with Community Bank Financing, Leased with Sec 8 Tenants, for Buy and Hold. Purchased a 5/2 SFR with Coventional Financing, for my Primary Residence. Purchased a 3/1-1/2 SFR with Coventional Financing, for Buy and Hold. Purchased a Vacant Duplex with Cash for Rehab and Rent. In the 2000's, I purchased a 3/1 SFR with Cash from a Private Investor, from the Bank, Through a Short Sale, Leased with a Tenant, For Fix and Flip, and it was sold to the Tenant. Working for a Mortgage Broker, I was Trained, and worked as a Loan Processor, and Originator, packaging several Loans for the company, and Loans for my own properties. I also have gained knowledge of the processes, and completed several Bank Short Sales, Loan Modifications, and Refinancing. After being formally trained in Taxes, and accounting, I started a company servicing businesses, and Individuals, that had Real Estate Holdings. I am currently searching for Discounted Properties, of Single Family, Multifamily, and commercial, with Value Add, Opportunistic, Re-positioning, and New Development Strategies. I Plan to raise cash from Fix, and Flips, Re-Financing from the BRRRR strategy, and create a Portfolio of Buy and Hold Rentals.
