Founder & Architect — ChefreyOS I spend most of my time looking at deals, markets, operating assumptions, and the gap between what a spreadsheet says and what actually has to happen for an investment thesis to work. I’m not a broker, capital raiser, or real-estate guru. I build systems for analysis, decision-making, research, and execution, and real estate happens to be one of the places where bad assumptions become expensive very quickly. I tend to care less about whether a deal looks good at first glance and more about what has to be true for the numbers to hold: rents, financing, vacancy, CapEx, taxes, exit assumptions, market conditions, operational complexity, and the downside case nobody modeled. If I comment on a deal here, it’s usually because I think there’s an assumption worth pressure-testing. If the analysis holds up, there isn’t much for me to add.
