I'm a full time police officer and have used equity in my primary residence/duplex to purchase a few 2-4 unit places near a college out of state. Then all cash flow well, I've snowballed them into 21 units in CO, 70 units in MS, and 6 units in MI and a cash flow/build potential deal in FL. Mostly 2-4 unit places a few 8 units and one 47 unit building.
