I'm an active, out of state real estate investor (flipper and holder) and want to keep growing! I live in beautiful Tampa, FL with my wife and 4 young kids. Although I primarily invest in Ohio - the Dayton and Cincinnati markets - I'm open to others. I currently own 27 doors - mostly SFH, duplexes, a triplex and 5-unit. I'd like to grow into more medium-sized multifamily. I'm averaging 1+ flip per quarter and want to increase that pace (maybe to a new market too?) While I currently use my own cash or HML, I have a number of friends/family/acquaintances lining up who want to invest $50k+ each. Most are fine with a standard private money loan note return, some want some equity. So I need to navigate how to grow to the next level. Start a fund, syndication, just private money loans?
