Flipper/Rehabber
I'm active duty military and separating in December 2018. I love to travel the world and snow/wakeboard. I focus my efforts on maximizing the utility of my time, engineering my lifestyle, and overwhelming energy toward the ideals I am passionate about. In July 2018 I moved to San Francisco and joined forces with a VC backed startup called CertainLending, which aims to change the landscape of the Hard Money Loan industry through technology tools and creating an open marketplace for investors and lenders alike. Experience: SFH flips. SFR buy and hold. CFD assignments. Owner finance wraps. Private Money. Sales. Dozens of missed opportunities. Currently Seeking: Providing value to others. Coffee or courtesy call with anyone interested. San Francisco Bay Area buyers, lenders, and attorneys (specializing in foreclosure plaintiff actions) Sales professionals. We provide training. Remote position, you only need a phone and computer. Mobile Home Parks in any state Private Investors or Joint Venture Partners 2018 Moved to San Francisco as of 6 days ago. Time to kick it up a notch. 2017: Launch a professional marketing campaign. Create a sales training program, hire sales professionals, sales manager/trainer. Provide endless leads to these sales professionals. Train the VAs to link leads with sales, sales with closings, closings with rehab and mortgage servicing. Systematize all mortgage servicing functions. Continue to invest in my great contractors. Find a decent insurance agent. Create a streamlined training program for those interested in partnering, and resource my partners with tools to be massively successful. Always keep the end in mind: automation and minimizing the number of needed touch points by me. 2016 (wrap up): We conducted 2x flips, 2x CFD assignments, 1x rehab to rental, 1x owner finance wrap, hired 2x part time VAs that we still have, worked with 2 Joint venture partners, and I hired a CPA. We did less 3 flips than anticipated due to less aggressive marketing than planned. We did more owner financed deals and CFD assignments than planned because we chased the shiny object, no ragrats. I failed with about 6 different VA in various tasks from creating websites, custom contract builder software, marketing assistants, and personal assistants. I hope to fail with at least 10-20 this year. I failed with over 100 seller and buyer lead phone calls, but I formalized my scripts and objection handling in the process. I invested in myself with professional sales training with immediate results. 2015 (wrap up): I met my goals! We acquired 1 new rental and conducted 1 flip.
