I live and work in the Willamette Valley Maret. We buy from South Salem to Roseburg, with a focus on the Corvallis, Lebanon and Albany markets. I've been involved with around 60 or so deals now, worked for a large flipper in Oregon and have been working on flips for the past five or so years. I made the leap from working on houses to getting a piece of the flips %100 due to listening to bigger pockets! I was the guy on the crew with my headphones in all day listening to bigger pockets, every episode and some multiple times. If there is a place house are for sale I have bought them, even some yellow letter marketing where they were not for sale. I know my way around Sherrif sales, REO, Online Auctions, have spent countless hours on the WVMLS and RMLS, and have signed a couple wholesale deals at the kitchen table. I'm far from a wise salty old investor but have spent time learning from the best. I'd love to learn more about the development side of things. Are people really building for $80 a sqft? How could possibly lose money at that? Is that why developers own Jets? Why am I working so hard to find flips at $100 a sqft when I could be building? Just started "dialing for dollars" looking for wholesale deal. My numbers are tighter then your agents and accountants put together. Seriously though I am out on my own for the first time and could use your impute should you see one of my deals in your inbox. For instance, I see some wholesalers deals that claim $100 in rehab, when it looks to me $45. Are people highering the wrong GC's or buying there building supplies at Pier 1 Imports? Looking for partners of all shapes and colors. Cheaper money would be great, of course. Developers I come across a lot of land deals, two of which I knew were gold, passed and saw 3x returns from the next guy. Wish I knew a developer or two to bounce these things off of.
