Rental Property Investor
Host: Houston Area InvestHER Meetup Semi-newbie investor jumping in sometime this first quarter (waiting for the one that hits our “Crystal Clear Criteria”) Equal parts excited and anxious/vomity. Looking for a JV partner to help syndicate a multifamily deal--I have access to semi-significant private money! I am willing to do the grunt work and give up big chunks of the good stuff for the opportunity to learn apprentice-style! I hold my RE license here in Texas (since 2015) and do a fair bit of Agent biz on the side while I use ye olde corporate cubicle (9-5) to fund my investment capital. Owning rental property (especially multifamily) has been my dream since I was 17. I operate on an abundance philosophy: there is enough for everyone. Always looking for experienced partners with whom to invest in multifamily. Let me do the grunt work and put some cash into the deal while you teach me your magic! Experience: As investors we have done 1.5 long term live-in flips. Light cosmetic stuff only. Still living in flip #2, thus the ".5." I hold my real estate license and have worked with several small BRRRR investors here in Htown as a buyer/listing agent. Real Estate Goals: Short term goals are to buy our first investment only property (that we don't live in) in 2021. Mid term: replace our employment income with passive rental income. Long term: hold a large portfolio of rental properties--multi family especially. We have a "freedom number" of $40k/month after taxes. Some days that feels really attainable. Some days it looks like a mountain of hot iron and we are wearing shoes made of butter. But we keep on. Currently Seeking: Experienced syndicators. What I offer: Besides any grunt work or whatever you HATE to do the most... I hold a PMP (project management certification) and I can tap into a fair amount of private funds given a great experienced JV partner. (I would NEVER take OPM without someone experienced at the helm the first time around!) I'm pretty good at hunting down people and researching off market deals. I recently learned the term "skip trace" and I guess that is kinda what I do. I can put together an uncomfortably detailed dossier on most owners in 12 hours or less. And I am happy to contact them. No skin off my back! But also... I have this idea--I recently came across a "fictional" book written by an awesome investor. It chronicles the tale of a young adult getting into Real Estate. Well...I think he has got something there. And I happen to be a helluva writer. There are tons of courses and classes and non-fiction tactical books out there. But I want to engage the creative right side of the brain--especially of young people who know they want something different than the "typical 9-to-5." (MY eldest daughter!) Storytelling is a powerful tool. I intend to document my first few deals and write them up as novellas to market to young investor hopefuls (or investors who want their kids to learn the principles through the power of the parable!) My partner will get to capitalize on this --whoever she (or he) may be! Great marketing tool, fun extra income stream (maybe?--It is kinda niche but hey! Niche can be lucrative!)
